Defaults Under the
Lease

Three Day
Notice to Pay Rent or Vacate (Click here for Form #3)
When a tenant defaults in payment of rent, this notice may
be served. This is for rent due only. You must use a 10-day
notice (Form #18) if there are other items not paid, (damage
charges, unpaid security deposits, etc.). (Form
3A - What Happens If)
Three
Day Notice to Quit and Vacate Due to Waste, Nuisance and/or
Unlawful Activity (Click here for Form #19)
This form is used when the tenant is illegally using the
property (example: drug sales) or is causing very serious
damage to the building, or is otherwise violating the law.
Usually, this form is used only in the most serious cases
of tenant misconduct. Judges tend to closely scrutinize
these notices because, unlike the other forms, the tenant
does NOT have an
opportunity to cure the violation.
Payment Pledge
(Click here for Form #6)
Landlord can use this form if Tenant promises to pay by
a specified time. This is not a Landlord requirement, this
is only if you choose to give them this chance. This form
also acknowledges the receipt of a 3 day Notice to Pay or
Quit and explains that landlord will proceed with Unlawful
Detainer if monies are not received
Ten
Day Notice to Comply with Rental Agreement or Vacate (Click
here for Form #18)
Unlike the Three Day Notice to Pay Rent or Vacate, this
form is used when the tenant breaches the lease in ways
other than failing to pay rent. Examples include, unauthorized
residents, unauthorized pets, loud music/parties in violation
of quiet hours, failure to pay security deposits, etc.
Ten Day
Notice to Pay Lease Obligation or Vacate (Click here for
Form #47)
Similar to a 3 day pay or vacate except it gives tenants
10 days to pay amounts owed. It also states that the eviction
process will continue unless all of the money owed is received
by a specific date.
Twenty
Day Notice of Termination of Tenancy (Click here for Form
#4)
Use when Landlord is giving notice on a month to month agreement
. Must be given 20 days before the end of a rental period.

Receipt
for Partial Payment After Eviction Started (Click here for
Form #49)
Form that is used if tenant is giving you partial payment
of amounts owed that states that eviction process will continue
unless money is received by a specific date.
